Rates are subject to County and State taxes currently totaling 13%. Cots, rollaway beds, and high chairs are available on request at a charge of $25.00 per week. A welcome grocery pack is available at a charge of approximately $35. Pool heating, if required, will be charged at $25.00 per day. Rental rates are payable by check or credit card, unless agreed by All Florida Villas. A returned check charge of $35.00 will be charged, if applicable. Credit card transactions will incur a 3% convenience fee to offset bank charges. Rentals of less than five days will incur an additional fee of $60 – $90.

Arrival should be after 4.00 p.m. on day of arrival, unless otherwise agreed. Property must be vacated before 11.00 a.m. on the day of departure. Any cancellation of a booking by the clients must be in writing and is subject to the following cancellation charges: More than 4 weeks before arrival $35.00 retained Between 4 and 2 weeks $100.00 retained. Between 2 and 1 week $200.00 retained. Less than 1 week 50% of rental retained The rates are inclusive of accommodation, electricity and water costs for up to the maximum number of occupants per unit. Maximum occupancy, as regulated by the State of Florida, is:

2 bedrooms 6 persons 3 bedrooms 8 persons 4 bedrooms 10 persons 5 bedrooms 12 persons 6 bedrooms 12 persons 7 bedrooms 14 persons All Florida Villas, will not be responsible for any loss or delay caused by force majeure, including the following: strike, hostilities, war, terrorist activity, riots, fire, flood, inclement weather, or any travel problems associated with airlines or other means of transport. By signing this document, you are confirming the booking and agreeing to the rental and to cover loss or damage occasioned by the use of the property by the parties to this agreement. All Florida Villas will inform you of any charges made for damages. If changes to the booking are requested, every effort will be made to accommodate them. This may require additional charges to be made. Guests are reminded that All Florida Villas does not take any responsibility or liability for injuries, however caused, when using swimming and other sporting facilities offered as part of this agreement. In particular, children should be supervised at all times when using swimming pools. Any rental due MUST be received, by All Florida Villas, four weeks prior to arrival, unless other arrangements are made. Some houses require a six week pre-payment.It is a firm condition of this agreement that the property cannot be sub-let or shared. Only persons shown on the guest registration and rental agreement are permitted to stay in the property.

In the unlikely event that you have any reason for complaint, it is a condition that you report the complaint to All Florida Villas within 24 hours of arrival. In the unlikely event of equipment failure, All Florida Villas will attempt repair as soon as possible, but there will be no refunds. Security Deposit A security deposit of $200.00 is required by a credit card authorization. Any charges made to a security deposit will incur a $25.00 administration charge. If damage or losses exceed $200, guest accepts that All Florida Villas will bill for any shortfall. If payment is not made, All Florida Villas may exercise their legal options to collect the shortfall. Credit Card Approval. If security deposit is secured by credit card, approval will be sought, from the credit card company, on the day of arrival. This approval will last for thirty days. All Florida Villas is hereby given the right to charge the named credit card for the damaged items. Cash Security Deposit If rental is paid by check or cash, a $200 credit card deposit is required. Keys If you do not return the key, we will charge $25.00. If a key is not replaced in a lockbox, where provided, the charge will be $50.00. All Florida Villas and their property owners do not accept responsibility for any lost or misplaced personal property which guests may leave in the home/condo. All information regarding the properties is checked to ensure the accuracy of descriptions. However, we are not always able to control all of the components of the facility and it is possible that an advertised facility may be withdrawn, or changed, due to circumstances beyond our control, and for which we do not accept liability. Your signature on the Guest Registration and Rental Agreement form signifies your acceptance of these Terms and Conditions.
